ALP Property Management have been in business for over 30 years serving tenants and landlords in and around Aberystwyth and the county.
We also manage a portfolio of properties in Cardiff and Cardiff bay.
We have a positive approach to the business and acknowledge that our tenants and our landlords are as important as each other, one would not function without the other. Furthermore, we appreciate the importance of income, maintenance and compliance. In addition to our approach, we tend to be sensible about the volume of properties we manage as to ensure high levels of service.
Property management is our only business, we are committed and experienced and take the role seriously 24 hours a day.
Our mix of office based staff and field staff ensure that the team is not spread thinly and we are able to service both tenants and landlords efficiently. We have a robust team who can deal with almost any situation.

As far as fees, we offer a flat rate of % with no hidden extras.
When we agree a fee with our landlords, the fee covers all aspects of the usual duties expected from an agent.

An accounts manager who is your first point of contact for anything to do with the financial side of things.
A HMO licensing manager who deals with compliance and legal.**if required, (fees apply).
A letting agent who is out in the field taking care of the day to day running of your property.
We also have a maintenance team who are on call for any gas, plumbing, electrical issues etc who are able to handle the smallest of issues up to large projects in property development and building.

We are LAWS accredited agents, Ombudsman Services redress scheme members, NALS Licenced, Safe Agent Client Money Protection Insured, NLA members and can protect deposits in either the DPS or My deposits.co.uk scheme.
Rentsmart is the law in Wales and landlords have until November to comply.
Bearing in mind that it takes 8 weeks to go through the process, why worry? We are licensed already so you would only need to register your property and let us manage it then you're legal. This takes around 10 mins.
If your agent is "waiting for licence" , make sure the wait doesn't extend beyond November.
